5836 NW Expressway

This project, located at the southeast corner of NW Highway and N MacArthur Boulevard in Oklahoma City, Oklahoma, involved the conversion of an existing single-user building to a 3-bay retail center. Before the completion of construction in 2005, the building was 100% leased to Starbucks, U.S. Cellular and Angel Nails. In 2008, the property was sold to a local investor.



Dollar General

6343 N MacArthur Boulevard

Oklahoma City, Oklahoma



In this in-fill project, Praxis constructed a Dollar General within a mature retail development. The first building constructed in the development in over 20 years, the Dollar General was constructed on the last piece of land in the development that had frontage on a major road and was large enough to accommodate Dollar General's site requirements. The Dollar General opened for business in October 2006.



3rd Street Marketplace

MacArthur Boulevard and Interstate 40

3rd Street Marketplace began with a 5-acre acquisition at the intersection of MacArthur Boulevard and Interstate 40 in Oklahoma City, Oklahoma. Shortly after acquiring the piece, Praxis put together a master plan for the site, which was submitted to the City of Oklahoma City as part of a request for conversion of the site's zoning to Planned Unit Development. As zoning and engineering work continued, Praxis entered into negotiations with several users for parts of the 5-acre site, eventually selling one tract to a hotel franchisee and another to a restaurant franchisee. These dispositions left Praxis with 1.67 acres at the hard corner of the site. Shortly after these sales, Praxis completed design and engineering work on a 9,600 square foot retail center to be located on the corner and began pre-leasing, signing a 5,000 square foot lease with AT&T Wireless before the inception of construction. Construction was completed on the center in June of 2008. The center is currently occupied by AT&T Wireless, Panda Express and CPST, Inc. and is 100% leased. The hotel franchisee to whom we sold one of the parcels constructed a Marriot Springhill Suites on the site, which opened for business in June of 2008.

In October of 2007, Praxis acquired 6.5 acres located at the southeast corner of NW 164th Street and Western Avenue in Oklahoma City, Oklahoma. Working with our engineers, Praxis has developed a master plan for the site that includes both office and retail components and that takes full advantage of the natural beauty of the site, including a lovely creek-fed pond. We expect to begin pre-leasing in the summer of 2008.

This site, comprising 1.124 acres located at the southwest corner of E Cherokee Drive and Cumming Highway in a high-growth area of North Atlanta, was acquired in April of 2008 as part of Praxis' strategy of creating geographic diversity in its real estate holdings. Atlanta has proved to be a good fit for Praxis, both because we have a trusted partner in the area and because Atlanta is a large, strong, economically diverse market with great potential for continued growth.
